Student block with 122 beds planned for former furniture shop near Nottingham Castle

A four-storey student block has been planned on the site of an old furniture shop near Nottingham Castle.
Developer Castle Park View Ltd wants to build the new block on Castle Boulevard, partially redeveloping the existing Dominion House on the site.
According to planning documents the current building was originally used as a vehicle repair shop and showroom in the early 1950s.
In the 1990s it was converted for bulky goods and retail use, and was most recently inhabited by outdoor furniture specialist Zoo.
Plans say the project involves “purpose-built student accommodation through the demolition of the existing showroom with retention of the original façade of Dominion House to Castle Boulevard, 49 and 51 Fishpond Drive.
“The proposed development will deliver 122 new cluster beds, 15 new studio bed and four existing beds, giving a total of 141 units.
“The development has a desirable location, within walking distance of the new University of Nottingham Castle Meadow Campus, the city centre and several transport links.”
Documents say the development will make a meaningful contribution to meeting the need for housing for students.
Nottingham has so far managed to “hold the line” by building just enough student accommodation to meet demand, Nottingham City Council said last year.
The Labour-run council says it has done this by focusing on approving housing that has been purpose-built for students specifically.
By 2027 it says almost 80 per cent of students will be living in this type of accommodation instead of in homes originally built as urban family housing.
Last year clear the council said it had “clear evidence” family homes were being returned from students, with roughly 200 residential and family properties returned to the market in a year.
The new student development site falls within Nottingham Canal Conservation Area – located south west of the city centre and directly south of Nottingham Castle and the Park Estate.
Documents add: “The proposed scheme has been carefully designed to make a positive architectural contribution to Castle Boulevard whilst preserving the architectural heritage of the Conservation Area.
“It will offer high quality student accommodation in a sustainable location, tying in with the nearby regeneration of the University of Nottingham Castle Meadow Campus.
“The development will regenerate the under-utilised site and encourage further regenerate in the immediate vicinity.”
The proposals will be decided by Nottingham City Council at a later date.
