A date has been set to decide initial plans for a vast new housing development off the A453 in Nottinghamshire.
The outline planning application for the site south of Clifton will go before Rushcliffe Borough Council on January 25, the authority announced.
Known as the Fairham Pastures development, it would become one of the largest urban developments in Nottinghamshire if given approval.
It is a key part of the council’s method of hitting a target of building 13,500 new homes in Rushcliffe by 2028.
However three local parish councils are opposed to the scheme and Rushcliffe’s Gotham Ward Councillor, Stuart Matthews, is also against the plan.
Besides up to 3,000 new homes, the application also includes 100,000 sq m of employment land which could generate more than 2,500 new jobs, including shops and offices, plus a new primary school, community buildings, parks, sports pitches, and space for four gypsy and traveller pitches.
The applicants are listed on planning documents as “Trustees of JH & CEA Plowright, Mrs D C Plowright, John A Wells Ltd, Serviced Land No.2 JV GP Ltd & One Property Group (UK) Ltd”. They are represented by agents Oxalis Planning, of Edwalton.
Rushcliffe Borough Council said in a statement: “The outline application asks Councillors to decide upon the principles of development and sets the parameters within which more detailed planning applications can be made in the future.
“Its aim is to deliver a distinctive, high quality, modern development which enhances the local area and provides much needed housing and jobs for local people.
It added: “It is hoped, that if approved, this application will go a long way to demonstrating a viable five year land supply,”
“At present, the Borough Council cannot do this and as a result a number of developments in other areas have been approved at appeal on unallocated sites.”
An application for outline planning permission allows for a decision on the general principles of how a site can be developed.
Details of the designs and exact locations of homes and other buildings and infrastructure will need separate planning applications.
Cllr Matthews wrote in a statement against the plan: “I fully support Barton in Fabis PC, Gotham PC and Ruddington PC objections to the Fairham Pastures Development.
“On a personal point I would have no objection in principle to the development after spending many hours discussing the Fairham Pastures Development with my Parish Councils if we could develop the jewell in Rushcliffe’s crown.
“With this I mean a new modern fit for purpose site built and developed on the Poundbury site in Dorset principles but exceeding these in 2018 with a mixture of housing fit for this beautiful site that has affordable housing spread through the development and not just in one area.”
Rushcliffe Borough Council’s planning committee will meet to decide the plans in the council chamber at Rushcliffe Arena, Rugby Road, West Bridgford, at 6.30pm on January 25.
