Eight new apartments are planned for a “noticeable gap” in a Beeston street.
A developer has applied to Broxtowe Borough Council to build the two-bedroom apartments in land off Neville Sadler Court in the town.
The site, which is now vacant, was used as a contractor’s temporary base during phase two of the Nottingham Express Transit (NET) tram scheme.
Prior to that, it was a residential apartment block for sheltered housing, which was demolished to make way for the tram route.
Now, applicant Swan Homes says there is a gap in the street scene to make way for new housing on the brownfield site.
The same applicant was granted planning permission for 12 homes on the site in 2018.
The applicant says the new building is “a similar design and occupies a similar footprint”.
Council documents stated: “Following the completion of the 2nd Phase of the Tram Extension, our application site creates a noticeable gap in the street scene and causes a disconnect between the semi- detached properties on Fletcher Road and Lower Road.
“We are proposing two blocks of four cluster apartments, each apartment will have its own access and will be set over three storeys, the top storey being located in the roof space to keep the overall height down when viewed from the street scene.
“We have proposed 8 parking spaces, at a ratio of one per dwelling. We feel that the site is in a highly sustainable location, close to the town centre along with having good bus and tram links as covered earlier in the statement.
“Despite the three-storey element and the raised floor level due to the flooding, the site does not dominate the existing properties nor tower over these. It also fills the obvious break in the street scene when approaching from Fletcher Street.”
The plans will now come before Broxtowe Borough Council’s planning officers.
