‘Model village’ plans for Nottingham Boots site as developer seeks approval for hundreds of homes

Hundreds of ‘factory-built’ homes could appear on part of Nottingham’s Boots headquarters site.

GraceMachin Planning and Property has submitted proposals for 207 modular homes, which are pre-constructed at a factory before being installed on site, on behalf of Ilke Homes Land Limited.

A planning application, which will go before Nottingham City Council’s Planning Committee on November 23, seeks approval for 96 houses and 111 apartments.

Each one will be manufactured on a production line at the firm’s factory in Knaresborough, North Yorkshire.

The site sits near to Boots UK’s headquarters in Thane Road, within the Alliance Boots campus, and forms part of the 286-acre Nottingham Enterprise Zone.

Boots, which is part of the Walgreens Boots Alliance Group, selected Ilke Homes to develop the site and a corresponding application has been submitted to Broxtowe Borough Council for a further 397 homes within its administrative area.

It will bring the total number of properties to more than 600 across the entire site.

Outline planning permission was conditionally approved at a Planning Committee meeting in December of 2014 for a mixed-use development with room for offices, research developments, retail outlets and up to 675 homes in total.

Following consultations with local residents concerns had been raised over the lack of public transport and cycle infrastructure.

One consultee questioned what was being done before the homes add to the “already crippling congestion”.

Boots UK previously said: “We are delighted to partner with Ilke Homes to develop this site to provide high-quality, affordable and energy-efficient housing for people in the local area.

“Because of the historical significance of this site and everything it represents in terms of our company heritage it was vital that we find the right partner.”

Plans have been recommended for approval.
